We have undertaken a number of background technical studies for the preparation of the Aylesbury Vale Local Development Framework (LDF). One of these is a housing potential study, which assesses the potential for accommodating new residential development within existing settlements.
The study is intended to estimate the number of dwellings that may be potentially accommodated on various types of site. It concentrates on Aylesbury, Buckingham, Haddenham, Wendover, and Winslow, but the potential in the rest of the District has also been estimated. The identification of a site in the study does not necessarily mean that planning permission for residential development would be granted or that it will be allocated for housing in the LDF.
We have now completed the housing potential study report. The key finding to date is that the overall estimated potential to 2021 is around 11,800 dwellings, which makes a significant contribution to the dwelling requirement to be planned for in the emerging LDF. This figure includes all sites already allocated in the Aylesbury Vale District Local Plan, and sites already with planning permission. A high proportion of sites identified in the study are within Aylesbury or planned extensions to the town.
The housing potential study provides a “snapshot” of current housing supply and requirements. It will be important to monitor the study’s assumptions and projections on a regular basis, and feed the latest information into the LDF process. Follow the links below to view the report.
